What happens behind the scenes

My loan went 'to underwriting.' What does that mean?

An underwriter is the person who verifies everything and approves the loan. They're checking the three C's: capacity (income vs. debts), credit (your history), and collateral (the house, via the appraisal).

Their job is making sure the loan meets the program's rules — which protects the lender, and honestly, protects you from a loan that doesn't fit.

Why does it take a while?

Real humans are verifying real documents against real guidelines — plus third parties like the appraiser and title company are working in parallel. Your loan officer keeps the pieces moving and keeps you posted.

Conditions and how to clear them

I got 'conditionally approved.' Good news or bad?

Good news! It means: approved, pending a checklist. Conditions are just the underwriter saying 'verify these last things' — an updated pay stub, a letter explaining a deposit, an insurance binder.

The speedrun strategy: respond same-day, send exactly what's asked (full documents, all pages, not screenshots), and if something's confusing, ask your loan officer instead of guessing.

A 'letter of explanation' sounds scary.

It's usually three sentences. 'The deposit on March 3 was a gift from my mother; gift letter attached.' Done. It's paperwork, not an interrogation.

The “don’t do this” list

What could mess up my loan at this stage?

The classics, all avoidable: don't open new credit or finance furniture and appliances for the new house (yet!). Don't change jobs without telling your loan officer. Don't make large unexplained deposits or move money between accounts randomly.

Lenders re-verify credit and employment shortly before closing. The buyer who financed a truck the week before closing is a legend in every mortgage office — don't become the sequel.

So basically: keep everything boring until I have keys?

Beautifully put. Boring is the strategy. The furniture store will still be there the day after closing.
