Your Closing Disclosure, line by line

What's this 'Closing Disclosure' I keep hearing about?

It's the official five-page summary of your final loan terms and closing costs — and by rule, you receive it at least three business days before closing, specifically so you have time to read it.

Use those days. Check page one against what you expected: loan amount, rate, monthly payment. Then scan the cost breakdown and the cash-to-close figure.

What if I spot something off?

Call your loan officer immediately — that's exactly what the three-day window is for. Most surprises are explainable line items; real errors get fixed before the table, not at it.

What to bring, what to sign

What do I actually bring on the day?

Government-issued photo ID, your cash-to-close (as a wire or cashier's check per the title company's instructions — personal checks generally don't fly), and patience for a stack of signatures.

⚠️ One serious warning: wire fraud targets homebuyers. Verify wire instructions by phone, using a number you already have for the title company — never trust wiring details from an email alone, even one that looks perfect.

How long does the signing take?

Usually about an hour. The closer walks you through each document. You're allowed to ask what anything is before signing it — that's normal, not annoying.

Getting the keys

When is it officially… mine?

Once documents are signed, funds are received, and (in most places) the deed is recorded — often same-day. Then comes the best sentence in real estate: 'Here are your keys.'

First-week moves: change the locks, find the water shutoff and breaker panel (you met them at inspection!), set up utilities, and file your closing packet somewhere safe — you'll want it at tax time.
